Fort Collins is a genuinely split city from a plumbing standpoint, and the difference falls roughly along age. Old Town and the surrounding blocks include some of the oldest housing in Northern Colorado — homes where the drain stack is cast iron, the supply lines have been patched by four different people, and the furnace is in a basement that was never really meant to hold one.

South and east of there, through the Harmony corridor and the newer subdivisions, it's a different job entirely: modern materials, sealed-combustion equipment, and systems that are usually failing because they've aged out rather than because they were built wrong. We work on both, and we'd rather tell you which situation you're actually in than quote the same fix for either.

Cast iron drains and galvanized supply lines are common in the older core. Both fail from the inside, which is why the symptoms — slow drains, dropping pressure, rusty first-draw water — show up long before anything visibly leaks. A camera or a look at an exposed section usually settles it quickly.

Cold snaps on exposed lines

A lot of the older homes here have supply lines running through crawlspaces, unheated additions or exterior walls that were insulated to a different standard. Those are the pipes that freeze in a hard cold snap, and they're worth locating before December rather than during it.

Permitted work inside the city goes through the City of Fort Collins; addresses outside city limits are handled by Larimer County. Water service in the area is split between Fort Collins Utilities and a couple of outlying districts, which occasionally matters for meter and service-line work — we'll confirm which one you're on before we start.

Do you work on older Old Town homes?

Regularly. Older homes are mostly a question of knowing what you're likely to find behind the wall — cast iron, galvanized, and previous repairs done to whatever standard applied at the time. We'd rather open things up and show you what's there than guess at a price and revise it later.

My Fort Collins water pressure has dropped. What's the usual cause?

In newer homes it's most often the pressure-reducing valve. In older ones it's more likely to be corrosion narrowing galvanized supply lines, which drops pressure gradually enough that people don't notice until a fixture stops working. Those two get diagnosed very differently, so it's worth checking rather than guessing.
