Frequently asked questions

How long should a water heater last here?

On water as hard as Northern Colorado's, a tank heater that's never been flushed often falls short of its rated life, sometimes by years. Scale settles on the tank bottom and insulates the burner from the water, so the heater runs longer and hotter than designed. Annual flushing is the cheapest thing you can do for it.

Tank or tankless — which should I get?

Tankless makes sense if you want endless hot water, have the gas capacity and venting for it, and will actually keep up with descaling. Tank heaters are cheaper to install and more forgiving of neglect. On hard water, a tankless unit nobody maintains will disappoint you; we'd rather say that up front than sell you one.

My water heater is leaking. Does it need replacing?

Not always. A leak at a fitting, the T&P valve or the drain valve is often repairable. Water coming from the tank itself is not — that's corrosion through the steel and it only goes one direction. Shut off the water and the fuel, and we'll tell you honestly which one you have.
