Spots on the glasses are the symptom nobody minds. The scale building inside your water heater and fixtures is the one that costs money.
If you've lived in Loveland, Greeley, Berthoud or Windsor for any length of time, you already know the water is hard. You see it on the shower door and in the kettle. What's less obvious is that the same minerals depositing on the glass are depositing everywhere water sits still and gets hot — and that's where the actual cost is.
What 'hard' means here
Hardness is dissolved calcium and magnesium, measured in grains per gallon. Anything above roughly 7 gpg is considered hard; above 10 is very hard. Northern Colorado's supply varies by municipality and by season — snowmelt years read differently from drought years — but most of the homes we work in test somewhere in the moderately-to-very-hard range, and homes on a private well can be considerably higher.
Your city publishes an annual water quality report with the average, and that's a fine starting point. But it's an average across the system, and it won't tell you what a well is doing. A test at your own tap costs almost nothing and takes ten minutes.
Where the money actually goes
- Water heaters. Scale settles on the bottom of a tank and insulates the burner from the water. The heater runs longer for the same hot water, the steel runs hotter than designed, and the tank fails years early. This is the single biggest hard-water cost in most homes.
- Fixtures and valves. Aerators clog, cartridges seize, and shower heads spray sideways. Individually small, endlessly recurring.
- Appliances. Dishwashers and washing machines have heating elements and small passages, and both scale up. Manufacturers quote meaningfully shorter service lives on hard water.
- Soap and detergent. Hard water fights lather, so people compensate by using more of everything — soap, shampoo, detergent, rinse aid.
- Tankless water heaters especially. A tankless unit runs water through a narrow heat exchanger at high temperature, which is close to ideal conditions for scaling. On hard water they need descaling on a schedule, and skipping it voids warranties.
The one number worth knowing
Water heater efficiency drops measurably with even a thin scale layer on the tank bottom — and it compounds every year the tank goes unflushed. An annual flush is the cheapest efficiency work available in most houses.
Do you need a softener?
Honest answer: not every house does, and we're not going to pretend otherwise. A softener is worth it when the hardness is genuinely high, when you have a tankless unit or expensive fixtures to protect, or when the day-to-day nuisance is wearing on you. It's harder to justify on moderately hard water in a house with a basic tank heater you're planning to replace anyway.
If you do go that way, a few things worth understanding before anyone quotes you:
- Softeners exchange calcium and magnesium for sodium. If someone in the house is on a sodium-restricted diet, a potassium chloride system or a separate drinking-water tap is the usual answer.
- Sizing matters more than brand. An undersized unit regenerates constantly and wastes salt and water; an oversized one doesn't regenerate often enough to stay clean.
- 'Salt-free conditioners' don't remove hardness — they change how it crystallizes so it deposits less. They can genuinely help with scale, but your water will still test hard and still leave spots. Anyone telling you otherwise is selling.
- Softening and filtering are different jobs. If your complaint is taste, smell or sediment, a filtration system is the answer and a softener won't touch it.
What to do if you're not ready to spend anything
Flush your water heater once a year and have the anode rod checked every few years. That's it. It costs a fraction of a treatment system and it addresses the most expensive consequence of hard water directly.
